Downtown San Diego’s Bank of America Tower located at 450 B Street was awarded The Office Building of the Year (TOBY) Award under the Renovated Building category in late December 2009. The prestigious TOBY competition is held in conjunction with Building Owner’s Management Association (BOMA) International (www.boma.org)
The Bank of America Tower is owned by One San Diego Associates L.P. of New York, New York and is managed/leased by the San Diego, California office of Colliers International (www.colliers.com)
The 14,916 square foot interior renovation consisted of the main ground floor lobby, elevator lobbies, elevator cabs, and common corridors for ten (10) multi-tenant floors. A neutral color palate was used throughout the common areas with variations of flooring and wall patterns to create visual interest and contrast on each floor. A 1,120 square foot expansion of the main lobby allowed for a new glass curtain wall system that highlights the increased ceiling height, approximately 35 feet high. The tenant lobby ceilings were also raised to a height of approximately 12 feet with a lighted vault to create a sense of openness.
The exterior plaza improvements included 25,636 square feet of upgrades to the tower’s entrance, landscape, lighting, building identity and way finding. The design scheme combined traditional style with a contemporary West Coast feel while maintaining the overall buildings aesthetic. The redesign focuses on translating the client’s goal to increase foot traffic, exposure, and appeal of the Downtown high-rise office building.
