The first time home buyer tax credit that was issued last year has been extended. It's original expiration date was November 30, 2009. It was greatly successful, but due to the state of the economy, the government has decided to extend that credit. Now a first time home buyer needs to have a home under contract by April 30, 2010, and closed by July 1, 2010.
First time home buyer does not necessarily mean the first time you're ever owning a home. To qualify you must not have had an interest in a principal residence for the 3 years prior to the purchase.
In addition, the tax credit has been extended to current home owners. The current home must have been the principle residence for 5 of the last 8 years.
The credit also applies to new construction homes. So if you're looking at building your dream home, its still possible to do it and take advantage of the credit.
There are income and other qualifications buyers must meet. A summary of those qualifications be can found at Charlotte and Brittany's website at http://www.MontanasMostWantedProperty.com.
There are many homes in the Helena Montana area that would qualify for the credit and many buyers will be taking advantage of the credit. Helena is the state capital and county seat, making the area a more stable economy with steady jobs.
Helena and the surrounding areas haven't seen as much of a decrease in the real estate market as other areas throughout the state, and we expect this to be a good year for buyers and sellers that are ready to move on. For the area market statistics, monthly and yearly, you can view them on their website also.
