As stated earlier, nearly 100% of a Self Employed Homeowner’s or Buyer’s problems can be traced directly to the moment that they elected to consummate a relationship with a broker – when they knew that income verification was going to be impossible to document. One of the most commonly accepted definitions of “insanity” is; “doing the exact same action over again, the exact same way you did it the first time, and expecting a different result”. Assume you have signed up with a mortgage broker – after 5 or 6 months do you think you will really remember why you signed up them in the first place? And why hasn’t my loan been approved yet? The broker keeps telling me that they are working on getting my income to qualify… (translation; they are so desperate for loans in this era of all loans requiring full documentation of income, they are trying to find any lender that they can who will somehow magically make your income qualify). The funny this is (actually there is nothing funny about it) there are only three ‘institutions’ that are funding loans right now; FANNIEMAE, FREDDIEMAC and FHA – and each one of these require full income documentation – and simply do not offer any type of “No Income Verification” or “No Ratio” financing.

As you are faxing sensitive document’s you decide to drive by the Brokers office to say Hi. You quickly notice that they “work” from a Mail Boxes etc., and the only time that they visit “the office”, would probably be to pick up their commission check. I don’t believe that I could quantify the importance between all parties remaining on the same page throughout the transaction – and the transaction remaining transparent at all times to all parties. Let’s be realistic and open about your needs and the possible re-prioritization of you goals that are related to approximately 80% of your fellow homeowners who have reached the same conclusion: You and your spouse would like be in and out of this transaction in the shortest possible about of time.
