Work Continues on the Boathouse at Front Street Village

Dec. 17, 2009 - PRLog -- Beaufort, NC -- The economic slump may have slowed down development all over the country, but at least one project here is right on schedule.

With the foundation in place and 26 truckloads of steel on site Thursday, construction of the drystack facility for Front Street Village, the site where the old Beaufort Fisheries menhaden plant once stood on Lennoxville Road, is well underway.

“We hope to have the drystack open and in operation in the second quarter of 2010,” said property owner and developer Bucky Oliver.

The drystack facility is being built by Tommy Simpson Construction of Morehead City and is just the first phase of the mixed-use development that covers about 32 acres on both sides of Lennoxville Road. The development in its entirety will one day include residential sites, a restaurant/bistro, an inn and more.

The drystack will have room for 230 boats up to 44 feet long. This phase of development also includes an integrated, two-story building of 7,200 square feet that will house a boat store, restrooms, a club for people using the drystack facility and more.

The drystack and integrated building are located on Taylors Creek at the southwest corner of the property, adjacent to the N.C. Wildlife Resources Commission boat ramp at the end of Front Street.

“We are excited,” Mr. Oliver said. “The reason we’re doing this building at this time, contrary to any common sense, is that we can save money because people need the work now.”

Town Planner Kyle Garner said the drystack facility was approved at the same time the entire project was OK’d as a planned unit development, or PUD, and the property was annexed into the town’s corporate limits.

This phase is the only one that has been approved by the town at this time, he said. Any subsequent phases will have to go before the planning board and board of commissioners for approval of both preliminary and final plats.

But it’s likely to be 2011 before such plans go before either board, Mr. Oliver said.

“This time next year we hope to be permitted for the second phase,” he said. “That will have some residential, a restaurant/bistro and an inn location. Which portions of that will come first has yet to be determined.”
