However, as with any home sale, there are things you can do to hasten the sale. The short sale tips discussed below can mean the difference between selling your home quickly, or not selling it at all.

Before we discuss what these tips are, let’s briefly define the term “short sale”.

A short sale is when a home is sold for less than what is owed on the mortgage. In today’s foreclosure-ridden market, it’s a solution many buyers and lenders are agreeing to quite readily.

Detach: As in detach emotionally. This may be the hardest part of going through the short sale process. But, it’s necessary in order to move on.

Declutter: Clean sells, clutter doesn’t. It’s as simple as that.

Decrease: As in the price, says Ms. Black. Even though you’re already selling below what is owed, you might have to cut the price by a few thousand more to get the short sale to go through. Just be prepared to do it if a serious contract is on the table.

Deodorize: If you have family pets or you smoke, for example, these things leave pungent odors most homeowners are even aware of because they’re used to them. But, as soon as a prospective buyer walks through the door, they’re going to notice it.

So, shampoo carpets, reupholster or throw out smelling furniture, paint, etc. Keep your goal of a fast (short) sale in mind and do whatever you have to to get your home smelling good and inviting.

Depersonalize: It’s easy for a prospective buyer to picture themselves living in your home without your personal photos, cards, knickknacks and bric-a-brac about. Pack it up and move it out. It’ll give you a head start on what you have to do anyway.
