This is the inaugural edition of BMI's Real Estate Report, which critically analyses the key dynamics of the real estate sector, with a special focus on its prospects amid the global slowdown and international banking crisis and related contraction in bank lending. BMI is uniquely well placed to look at the various countries' real estate sectors in a global context. We derive many details and insights from our regular surveys of commercial banking and the infrastructure sector, and our industry analysis is underpinned at all stages by our Country Risk team's expertise in macroeconomic forecasting. Furthermore, our Real Estate analysts have developed a sophisticated understanding of the main factors that determine risks and shape the business environment in various countries. Specifically, the report assesses the short- and long-term issues in each sector.
One key issue is the credit crunch - domestic and global - on real estate, at the level of construction, property purchases, and aggregate demand for commercial and residential real estate. Consequently, we draw together an analysis of domestic and global banking issues, as well as macroeconomic prospects. More broadly, we investigate the structural issues facing the industry, notably the constraints on business activity, be they regulatory, demand-led, or financing. To do so, we draw on an investigation of the activities of the actors themselves - construction companies, developers, investors and service providers - and our own research on other areas, such as commercial banking. An important feature of our reports is the Real Estate and Construction Business Environment Rating (RECBER), a shorthand summary of conditions faced by real estate developers and to a large extent construction companies which facilitates comparisons between countries.
