Manchester Home Inspector Services Ltd provide Home Condition Surveys (HCS). They are virtually the same as the Home Buyers Survey, but will cost you less money.

The Surveys are very thorough, often taking more than 4 hours to complete and cover all the elements within the property. From the chimney stack down to the drains, from the roof space down to the cellar, the Services are looked at and the grounds are commented on. Photographs of the defects are included within the report and a rebuilding cost calculation is included for insurance puposes
Our Surveys are bound by the Professional Code of Conduct of the SAVA Certification Scheme and are fully covered by Professional Indemnity Insurance.
The main difference between our Survey and a Home Buyers Survey is that our Home Condition Survey DOES NOT include a valuation, as the mortgage lender will insist on using their own Surveyor. HOWEVER, many mortgage lenders offer free valuations or a full reimbursement of the fee once the mortgage has been accepted. Please check with your mortgage lender about these options. Even if they do charge you for the valuation, it can still be cheaper to have our Survey rather than using their own Surveyor. Please contact us for a quote.
