"The quality of the photos can be a big plus for any property," Byrne said. "When people are looking at hundreds of properties, you want yours to stand out, and high quality photography makes that possible."
Where the listings are presented is also critical. Byrne pays to have her listings displayed prominently on sites like realtor.com. She also makes sure that the information published to the local Multiple Listing Service (MLS) is descriptive, with the 12 best photos included. Many real estate agents are not taking the steps necessary to present listings in the best way possible.
The information from the local MLS is pulled into other services like realtor.com, Zillow and Trulia. The information for a seller's home will only be as attractive as it was made in the MLS. "That's one of the reasons I contract for the enhanced listings. It gives me more flexibility to create more impact," said Byrne.
While many real estate professionals are cutting back on marketing efforts because of slow sales and the state of the economy, Lynn Byrne is upping the ante with more aggressive and higher quality marketing.
