The Best Adaptive Reuse Award is one of eight apartment citations awarded annually.  Known in the industry as The Delta Awards, these are the most well regarded regional development prizes in the industry,.

The Best Adaptive Reuse Award underscores the green focus of 220 Twentieth Street, whose life began as Crystal Plaza 2, a 13-story, 181,000 square foot office building originally built in 1969. Vornado/Charles E. Smith decided to “recycle the good bones” and add  an additional 6 floors--converting the building into a new residential showcase encompassing 265 units. This creative solution not only ensured that the concrete slab was fully re-used,    the ensuing project diverted more than 95% of construction material from landfill disposal.

In addition to the building’s eco-focused transformation, 220 Twentieth Street also seeks to reduce its footprint by incorporating initiatives including using Energy Star ® appliances in all units, incorporating low-emitting VOC paints, carpets, adhesives and sealants into the construction process and offering priority hybrid car parking for tenants.  In a first for the region, 220 Twentieth Street is also a wholly non-smoking building, in both public spaces and residences.  

The building is directly connected via underground path to Metro, Washington’s mass transportation system, and is located in the heart of Crystal City, a walkable town bordering Washington, D.C. that is filled with shops, parks, and bicycle and walking paths.

220 Twentieth Street opened this summer and is nearly 50% leased.   Vornado/Charles E. Smith is designed to achieve LEED Certification for the project.
