“We are meeting demand from new-home buyers who have a sense of urgency to buy right now,” said Vanessa Linn, vice president of sales and marketing for Shea Homes San Diego. “Buyers are taking advantage of value pricing and low interest rates before they start going up.”
Also during July, August and September 2009 the new-home builder closed 27 homes and started construction on 47 new homes. Year-to-date the builder has sold 201 homes and closed 87 homes.
Shea Homes San Diego sold 11 homes in the third quarter at Chaparral Ridge in Escondido. The one-and two-story single-family detached homes are priced from the mid $500,000s. Offering four floor plans, the homes at Chaparral Ridge range from approximately 2,653 to 3,564 square feet and have three to five bedrooms, 3.5 to 4.5 baths, and attached garages that accommodate three to four vehicles. Agave at Windingwalk also netted 11 sales during the third quarter, according to Shea Homes. Another third quarter sales success for Shea Homes San Diego was recorded at Mandolin at Del Sur in San Diego, where eight homes sold. Priced from the mid $400,000s, Mandolin offers five floor plans ranging from 1,643 to 2,333 square feet. Looking ahead to the fourth quarter, Linn says she expects more than 100 homes to close. The San Diego builder also is pre-selling homes to close in the first quarter of next year.
“We are the only builder right now with active pre-sales of homes,” said Linn. “These buyers have the opportunity to customize their homes, giving them the added value of making their own selections.”
