The Beach Club at Hallandale: Buyers at the Ready

As the holiday travel season fast approaches, cash buyers are rapidly snatching up opportunities in the market.

Spanning 2,078 sq. ft, the residence boasts direct ocean views and is outfitted with marble floors, granite countertops a Jacuzzi tub and a large 460 sq. ft. terrace. Within a three day period 70 offers are made, with one buyer outbidding the next. The condo eventually sells for close to $600,000—almost $170,000 above the list price.

Sounds like a story from the heydays of the housing bubble, but in fact this buying-frenzy over a bank-owned unit happened just one month ago at the Beach Club in Hallandale Beach, Florida.

Now that the real estate market has experienced a correction and is starting to show signs of life once again, savvy home buyers are eager to be the first on the scene. And It’s not just the distressed properties that are selling, says David Koster, an on-site Broker Associate at The Beach Club at Hallandale.  In fact, the majority of the sales at The Beach Club during the past year were neither short sales nor foreclosures.

The Beach Club in particular, has the highest sales volume on the beach in South Florida, says Koster. Ten sales were recorded for the month of July, 8 in August and 17 others went pending in the last 90 days but have not yet closed. "We expect this season to be the busiest yet."
