Yes, you can still get money, even if your home is in Foreclosure!
I can’t understand why so many homeowners often pack up and just abandon their property and leave thousands of dollars on the table. Thousands!!!!! If someone had told me years ago that I could make a few thousand bucks for simply signing a piece of paper, with nothing to lose for it and everything to gain, I would have run, run to wherever they were. But, believe it or not, people do just that every single day! Why???? Because they don’t know how the process works and what we can do for them!!
That’s where we come in. We ask clients to sign a purchase agreement for their home. Technically, the mortgage company is the seller, you are only giving us the right to purchase your home if we can get your mortgage company to accept less than what you owe. Many times they will accept this because they don’t like to sit on properties that could be vacant for months and months. You sign a purchase agreement and another document that allows the mortgage company to discuss your account with us. Then we start negotiating with the mortgage company.
On the Purchase Agreement you are the seller. All Costs that are normally paid by the Seller is being charged to you. We then negotiate with the mortgage company to take less for what is owed on your mortgage and it includes all the costs that you are going to pay as a seller. This leaves the Seller receiving $ -0- in their pocket and really paying no closing costs. What benefit is this to you… You now sold your house instead of allowing it to through the entire foreclosure process. How can you get paid??? Once we reach an agreement with the mortgage company on a number, we purchase your home from the mortgage company. The Mortgage Company will allow us to pay you any money for your home because if they are going to take a discount why should you receive any money? However, we Can buy personal property, such as stove, refrigerator, washer, dryer, jewelry, lawn mowers, old cars, even landscaping, essentially anything you can leave or may not want. We then pay you up to several thousand dollars. The Mortgage Company is happy, we’re happy, and you have gotten “paid” for a home you are otherwise going to get nothing for if it goes to full foreclosure. My point here is that as a homeowner you HAVE NOTHING TO LOSE by letting us try and negotiate with the mortgage company. If we can’t agree with the mortgage company on a price, you still remain in foreclosure. Nothing has changed. If we can, greatyou’ll be a couple thousand dollars richer for doing absolutely nothing.
Oh yes, a word about foreclosure. After the hearing date, you will be forced to leave your home. Literally, deputies will show up at your door and force you to leave. You will also end up bad credit for ten years. Try financing anything with a foreclosure on your credit record – you can’t! So let help you, now!
