The Connecticut rental housing industry has been battered by high vacancies, depressed property values and increased government regulation in recent years.
Tenant Tracks LC. operates a state of the art web based portal to help landlords screen tenants, place past due rental accounts for nationwide debt collection, free property management forms and links to nearly 300 helpful agencies and other on-line resources providing information for rental housing and property management.
Bob DeCosmo, manager of Tenant Tracks says recently the tone of the CT General Assembly has turned decidedly pro-tenant. Combined with escalating property taxes, utility and other increased operating expenses that depress cash flow, it is extremely important now that landlords in Connecticut come together to let their collective voices be heard in the Legislature.
Unfortunately, landlords recently have become "Slumlords" in the eyes of many government officials and people forget that owners of income property are actually operating small businesses. Most owners are trying to provide some economic benefit for their future plans such as retirement or their Children's college tuition costs, a fact that seems to be forgotten.
Multi-family dwellings comprise upwards of 60% of the housing stock in many urban centers and property abandonment, rampant evictions and zealous code enforcement is depressing tax collection rates and decreasing property values at a time when we can least afford it in Connecticut.
The model according to DeCosmo is for these new groups to hold quarterly meetings and seminars to provide members up to date information on housing issues and education by keynote speakers to better the operating conditions for the housing industry.
Waterbury, Meriden and New Britain are the first cities that these new groups will be formed with plans to expand into the larger urban settings by years end. Where there is an existing landlord group, DeCosmo says they will reach out to that group and seek to work in tandem to help grow their membership base and work on legislative matters together.
