Barefoot Trace Condominiums at Crescent Beach in the center of Anastasia Island in Florida is in the midst of a multi million dollar major overhaul.
Barefoot Trace and oceanfront complex comprised of 60 oceanfront units was built in 1985 and the owners association decided to take bids in 2008 for a major exterior overhaul. Work was awarded in January 2009 and work began shortly thereafter. In Jan the work is over halfway finished.
New roof, new oceanside balconies on each unit, newly designed aluminum railings on all walkways and balconies, new maintenance and fire escape doors on every level, new walkways on the westside of the building all four floors, new exterior color and sealed finish. New oceanside windows and sliders on all units.
After over six months of continual work on Barefoot Trace the new color and finish is starting to take shape and it is very good by all accounts. We believe the entire complex is going to look like it was just finished, the heated oceanfront pool even got a makeover and double deck parking garage.
Crescent Beach Realty of St. Augustine Inc. has two units currently for sale: #216 a second floor oceanfront flat that sleeps 6 is fully furnished, neat, clean and private with very private oceanfront balcony, oceanfront living room and master. history of values Barefoot Trace originally sold units after construction priced from $95,000 to $149,000 in 1985. By the late 1990s prices were in the 300s and up. By summer of 2006 prices has risen to $700,000 during the real estate boom. No units were sold in 2007 but by summer of 2008 a few started to be put on the market and started selling in the low 400s. The lowest price unit to sell between summer 2008 and 2009 was $375,000 for a unit that needed some work. The high was $450,000 for a top floor corner unit with spectacular views. Currently in late 2009 prices are still stable in the low $400s and only one unit is for sale at that price. Six units sold between Aug 2008 and June 2009.
