Anyone who knows the Turkish property market already knows that compared to other countries the price of property in Turkey was relatively cheap, however in the winter time prices fell down rock bottom. Whilst they have increased a little, we still see the same prices displayed before the knock on recession hit. Reviewing agents websites across the board, will not see any huge discounts either. So why is this?.
Well, all the reports saying "The Turkish lira is doing well against the pound so you should buy your Turkish property now" is just mass media hype generally invented by the larger companies and then plagurised by the smaller ones. What they forget to mention is that the cost of everything else has risen from building materials to taxes and licences. So a builder finishing completion now on one of his projects has had to pay the higher costs, and therefore will do his best to make a profit. If he can not make a profit then he will be willing to accept an offer just to make a turn over.
So how does a potential buyer find the discounts that are so widely talked about but hardly ever seen?. The perfect answer to this is to ask. Don't be greedy though and put in an offer of 50% below the asking price. Remember the builder is just looking to make a turnover not suffer a major loss. Depending on whether it is a one bedroom apartment or a villa can determine the discount given.
For example. A villa selling for £105,000 has recently been discounted to £95,000. With a one bedroom apartment then ask for free air conditioning. Even better is apartments with 0% commission or 5% discount.
Which ever property you are enquiring about then be sure to ask for that little bit extra and it is a 99% guarantee that you will get it. The Turkish property market has not quite picked up yet and there are still some excellent bargains to be found.
