Mark Goedert of Goedert Real Estate spoke at a workshop designed to prepare first time home buyers. The first item Mark discussed was negotiating power. “Price is not the only issue you will want to negotiate and it is not necessarily the most important one,” said Mark. “Sellers and lenders look for strength of the buyer and other terms in the purchase agreement. It is not uncommon to accept a lower offer from a well-prepared buyer before looking at a higher offer from one who gives the impression that they will not be able to go through with the closing.”
The first thing Mark advises people to do when they are getting ready to buy a home is to get pre-approved for a mortgage. “You have probably heard a lot about getting pre-qualified, but this is not what you want to do. You want to get pre-approved. The difference is pre-approval will show your strength as a buyer; pre-qualification is just a waste of time; it’s only a certificate that shows you spoke to a lender, answered questions and got a conditional approval. When you are pre-approved, all information is verified and all necessary data is processed and you are actually approved for a mortgage.”
