2300 EMPIRE CENTER HITS GOLD
Seven-story office building is the first LEED® CS Gold Certified Building in Burbank

(June 2009)  Burbank, California – The 2300 Empire Center Office building received Core and Shell LEED® Gold Certification from U.S. Green Building Council (www.usgbc.org) in early July.     Ware Malcomb received 36 points out of 61 possible design credits to achieve LEED® CS Gold Certification from the U.S. Building Green Council.  Higgins Development Partners (www.higginsdevelopment.com) of Chicago, Illinois developed the project, which is located at 2300 Empire Avenue in Burbank, California.  

Ware Malcomb (www.waremalcomb.com) provided architecture and interior design services for the 2300 Empire Center project. The project consisted of a speculative 7-story, steel framed 364,000 square foot Class A office building incorporating approximately 52,000 square foot floor plates, an adjacent 1,260 stall parking structure, and additional surface parking on the 6.5 acre site.  Ware Malcomb also provided interior design services for the core elements of the building, including the lobby, restrooms, and common areas.  

The building design and construction incorporated a variety of sustainable solutions including the following:
•   Brownfield Redevelopment
•   Diversion of 80% of construction waste
•   20% of materials used were from recycled content
•   75% of wood used is  FSC Certified
•   Green power system that offsets 70% of energy usage from renewable energy    certificates
•   Building & Landscape water systems use100% recycled water
•   Over 15% of  Optimized Energy Performance from design base
•   30% of water reuse reduction
