Anthony Migliore, a Sarasota, FL-based commercial real estate agent with Coldwell Banker Commercial NRT, recently produced a ten minute YouTube video showing just how acute industrial vacancies are becoming in his area. The video is essentially a ride-long interview of Migliore driving past dozens of “for rent” and “for sale” signs, all of them located within a 1 mile radius of Manatee County’s Whitfield/US 301 intersection. “Here’s another one”, “This building’s vacant”, “Here’s another 43,000 square feet”, Migliore comments as the interviewer’
“I see all the new listings pop up every day”, says Migliore, who closed one of the largest industrial leases in Manatee county last year, the 56,000 square foot Gammerler facility in Palmetto. “The thing is, it’s hard to process all of it until you actually get in your car and drive around.” According to Migliore, making matters even murkier are the dozens of for lease by owner properties that don’t make it to the MLS. “Those are off the radar”, he says.
The idea for the video germinated the previous day when Migliore conducted his monthly inventory check. “I typically drive the industrial neighborhoods once a month to get an idea of what’s out there. It’s just getting worse and worse.”
Migliore has been with Coldwell Banker since 2005.
