Procedure of Project Management:
1)Research - Due dillagence is mandatory, and thats what we excel at. No inflated comps or understated rehab costs. Just the facts, we believe that if you are happy with the outcome, you will definately want to invest with us again.
2)Acquisition - Anything needing rehab will be at 70% of value (with rehab costs included) and no more than 75% (with no or minimal rehab) if in a solid area and rental prices produces cashflow
3)Construction - will be done by contractors which will be licensed insured & bonded.
4)Marketing - We will have each and every property marketed extensively through local papers and websites. As well as on the MLS. We want to sell quickly and realize profit and move on to the next project.
5)Sales (By Real Estate Licensed Broker) Dependant upon our agreement and what is the quickest and most profitable exit strategy. We have experience in many types of purchase and exit strategies.
