FISHKILL, NY. – Toll Brothers’ New York Metro Division announced today that buyers at Van Wyck at Merritt Park in Fishkill can now purchase a home in its luxury condominium, townhome and single-family home communities, with as little as 3.5 % down by obtaining mortgages backed by the Federal Housing Administration (FHA).
At a time of historically low interest rates, FHA approval means buyers can purchase a residence at any of these communities for as little as 3.5% down, with a loan limit of up to $443,750. The minimum credit score needed to qualify for the loan is 620. Plus, due to a recent policy change regarding FHA-insured loans, first-time home buyers at any of these communities may be able to immediately apply the federal $8,000 home buyer tax credit toward the purchase cost. Interested buyers need to act soon as the $8,000 home buyer tax credit is only available until December 1, 2009.

According to estimates by the National Association of Home Builders, the federal homebuyer tax credit will stimulate 160,000 home sales across the nation – 101,000 of which will be first-time buyers who are eligible for the credit. Another 59,000 existing homeowners will be able to buy another home because a first-time buyer purchased their home.
Located near I-84, the Taconic Parkway, and the Metro North railroad, Van Wyck Glen, Van Wyck Meadows, and Van Wyck Mews comprise the exclusive Van Wyck at Merritt Park.
Van Wyck Glen, a community of 221 single family homes, is entering its final phase of sales and construction with only 21 left to sell.
