Controversial Ordinance 08-133, requiring a code inspection of foreclosed properties, has many detractors in the REO service and banking community, because it adds an additional layer of cost and liability to the process of foreclosure.
Nevertheless, others think it does bring stability to neighborhoods that would otherwise suffer from the presence of deteriorating abandoned real estate.
ARPER Associates has been monitoring the situation, and today is offering a solution:
To process the Certificate of Use from start to finish in seven days, guaranteed, at a fixed price of $595.00 per property.
Alex Ramirez, Chief Engineer at ARPER has commented: "We knew the REO community was yearning for a relief, but the response has been beyond what we imagined. Our 20 years of experience in Engineering, Inspections and Construction Cost Estimates, allow us to handle the workload with the same level of professionalism that has been our imprimatur"
Mr. Ramirez also pointed out that REO clients should be careful to contract only companies that comply with Florida Statute 471, that requires a Certificate of Authorization to perform engineering services: " This is a code compliance inspection, not a regular conditions inspections. Even if your report is signed by an engineer, if you contract the services from a non-engineering company, that report may be challenged down the road, and that may come back to haunt you. And who needs it, when you can hire a certified engineering business, have your report in seven days, and pay less for the service?"
