Crescent Beach Condo sales were great the last half of 2010 by anyone's measure. January 2011 was no different, February was great, March saw lots of lookers but very few buyers
Crescent Beach Jan 2012, it was like somebody turned on the water. Shoppers turned to buyers without warning. We put six properties under contract within a 12 day period in January and the hits just kept on coming. . Explanations range far and wide as to why, but it is all guess work.
Crescent Beach condos are classified as condominiums from south St. Augustine Beach to the southern end of the island and the last complex is Summerhouse Condominiums. Crescent Beach Realty a rather small brokerage in the center of Crescent Beach had the lowest priced units on the beach in four different complexes and all were bargains for sure if shoppers looked carefully and compared apples to apples and discarded all the onions.
Tradewinds Condos, Barefoot Trace Condos, Ocean Village Club, Summerhouse Condominiums. We had the properties but where were the buyers? Financing has been tough, banks will not finance condominiums. Here is what we heard from the people who actually signed contracts and are closed during the month of Jannary 2012.
One told us he has studied real estate closely, it was his business, he owns a lot of rental apartments and rental properties in a city within an hours drive. He told us he thought it was time to buy and he needed a seller who would hold a mortgage since banks wouldn't finance condos. His credit was excellent and he had 20% down. We made the deal.
A Barefoot Trace buyer told us he had cd cash sitting in the bank coming due and he believed the market had bottomed and felt the family would enjoy the condo while the value grew heretofor. He felt cash in the bank would start losing value soon with inflation and interest rates would remain low to savers while interest rates would rise for borrowers. He is a smart man and I suspect he is right. done deal.
Another buyer told us she was extracting money from a home equity loan on her primary home and was buying a Tradewinds condo we had listed. She and her husband loved it and never thought they would be able to afford one but since prices had pulled back almost 40% from their highs over two years ago they were going to do it they may never get another chance like this. done deal.
We had people who had an old house and wanted a new one, we had a steal just listed on a new house and they wanted it. They had good credit and their old house was paid for so the bank has agreed to make them a first mortgage. They have already signed a rental agreement on their old house to start when they close on the new one so they now are in the real estate investment business and are safely in it without any crazy loans they can't really handle. smart people, done deal.
Are there any bargains left like these? Yes. The following are condominiums at Crescent Beach we consider to be very good buys and why.

Tradewinds Condos #81- 1200 sq ft oceanview flat on the ground floor, walk right off the patio to the pool and beach walkover.
