“How to Make A Rehab Fabulous and Cost Effective”

You are a new Real Estate investor and you just bought your first property as an investment and you want it to look fabulous in a very short period of time and in a cost effective manner. How far in your rehabilitation must you go in order to sell the property in a timely, cost effective manner and it still look fabulous? You need to take a drive around the neighborhood where you have purchased the property. What do you see? Conformity to your surroundings is a good gage in your budget. What features are prominent in the area surrounding your new investment property? Remember this is something you are going to “flip”, not where you are going to live. We can tend to get a little carried away if we begin to make the project too “personal”
. You want it to be structurally sound, functional, and of course have a little “fab” about it. Hopefully you did not purchase property needing structural rehabilitation. Structural faults can be very expensive, eating up all of your potential profits and the cash flow you had planned for the fabulous appeal. A good place to start on your rehab is outside appeal so people begin to take notice that something new is taking place. This does not have to be expensive. Mow the lawn; begin to water the grass and landscape, if there is any; and trim any shrubbery, to bring fresh life to the property. Plants, grass, and trees take time to come back to life if they had been left unattended for a period of time. You don’t have to invest in expensive landscaping. Start with what you already have and see what if anything needs to be added. If you decide to paint, pay close attention to the color schemes being used in the area. A bright orange or pink might not be the key to your fabulous rehab. Before you do the inside rehab, you might want to go inside a few properties nearby. You don’t want to overdue your “rehab fab” if it is not necessary. In other wards, you don’t need gold plated fixtures and ceramic tile throughout if everyone else used stainless steel fixtures and vinyl floors. Start with living and work areas first for they are less expensive than bathrooms and kitchens. Painting and lifting up carpet is a minimal investment next to fixtures and cabinets. Kitchens and Bathrooms are very important. If the main fixtures such as sinks, toilets and bathtubs (if tit is a living facility) are really outdated you may need to make that a priority unless the property is in a historical community where vintage sells. It really depends on the use of the property that you have purchased. A pretty inexpensive fix is always paint and a real good cleaning. Some kitchen cabinets can be painted and counter tops upgraded. These are just suggestions to help make your rehab fabulous and cost effective.
