"If you are looking for your first, or next home or condo, you should be working with your own REALTOR", states Bo Kauffmann, a top-producing real estate agent with Re/Max Performance Realty in Winnipeg.
He explains: "There are two ways you can look for a house or condo: You can go it alone, phoning each listing agent, checking the newspapers and real estate magazines and going thru Open Houses. Chances are very good that you will 'miss-out' on new listings. For example, I just had a great house for sale in Fort Richmond. It went onto MLS on a Thursday, started to show on the following Monday and we took offers on the next Thursday. I was still receiving phone calls from prospective buyers for days after it sold.
Those buyers who are working with an agent, however, already knew the home was on the market on the first day it was listed. The housing market is simply too fast to leave it to chance.
The preferred way to look for a house is to meet up with an agent, sit down with him or her, and explain your needs in a home or condo. Then the REALTOR can set up a search for the buyer, and they will receive any and all new listings that come onto the market, immediately and hot off the press. No more missing out on listings.
Bo has created a short, 2 minute video which explains the top 6 reasons (ala David Letterman-style)
Bo has also created several new videos aimed at buyers, including "How to Choose a Mortgage Lender", "What are your Closing Costs" and "Home Inspections:
