Just ask Nancy Hyer & Lauri Henley Lewallen, the owners of Stageworks Home Staging & Redesign. That is how long their last two ”staged” properties lasted on the market. With locations in Gainesville and Jacksonville, Florida, the newly formed company is helping Realtors and homeowners sell their property quickly and for top dollar.
Thanks to the housing crunch, Home Staging is getting a lot of press these days. With
good reason, thinks Lewallen, who is also a Realtor. ”I’ll admit that even Nancy and I were skeptical when we started the business. We didn’t believe all of the hype. We are more ’so, prove it to me’.”
After a friend’s house sat on the market for a year with no traffic or offers, he asked
Stageworks to step in. He had two offers in two weeks and a contract within the month.
Hyer and Lewallen knew they were on to something. When their next project sold in 37
days, they knew it wasn’t just beginner’s luck.
Staging, the art of uncluttering and redesigning a home to make it appeal to the broadest
possible market, even has TV shows devoted to it. And Hyer should know something
about HGTV, having appeared on the network twice.
”Most sellers don’t want to spend another dime on marketing their home” says Hyer.
”By using our customer’s furnishings, we are able to keep costs down. Sometimes a can
of paint, a little grunt work and a bunch of cardboard boxes [for storage] will work
wonders.”
For those times they have to stage a vacant property, the company has a warehouse full of
stylish furnishings. ”Our look ranges from classic to mid-century modern to shabby chic”, says Lewallen. It entirely depends on how the home presents itself and ’feels’ to us.”
More than just the latest fad, there is overwhelming data to back up the claim that staged homes sell two to three times faster and for an average of 6% more than unstaged homes. “In this buyer’s market, we need every advantage available to compete with the large number of houses for sale”, claims Hyer.
