Feb. 8, 2009 - PRLog -- Most realty companies from Nags Head to Corolla were cutting staff and trimming budgets in 2008's slow real estate market. The Dean Agency defied the statics this year with a 250% increase in sales. The real estate strategy that beat the tough market?
Owner and Broker in Charge John Dean credits improvements to his website as well as his sales brokers' ability to be very responsive and maintain accurate and effective communication with a large number of clients and prospects. According to Anna Hunt, the Senior Broker who overseas lender relations for The Dean Agency's Southern Shores office, demand for income producing foreclosures is very high this February. She also credits the rise in her sales  to having much more inventory of attractively priced oceanfront homes in Nags Head, Duck and Corolla. "We supply potential investors with investment analysis and cashflow projections under a given  loan scenario. This makes the investment home purchase much less stressful for buyers. Even though its a business decision, once the financials are the same for 3 or 4 great oceanfront listings its all about which one the clients feel most at home in. "

Adam Burhimer, also a Senior Broker with The Dean Agency runs market analysis monthly to track the best investment properties on the Outer Banks NC.  "We're seeing a lot more properties with returns of over 8% since January. A good owner should be able to cashflow a typical OBX investment beach house around 8-8.5% ROI." Dean said sales so far up to mid February 2009 were surprisingly strong in a year to year comparision. "We are very pleased with sales so far, but we expected to see increased sales activity from much of the marketing efforts of 2008. The branding and lead generation work of 2008 is getting traction now" Dean said the focus of his brokers is getting information to prospects and clients about specific properties of interest. "Electronics and software have helped us greatly in contact management and client care. Our clients usually comment on how well prepared they were to make an offer after an appointment with their Dean Agency broker. This is what we stress in our agent training, a systematic way of exceeding expectations."

Anna Hunt spends much of her time choosing listings to email for a client's consideration, even taking her own pictures and previewing them for clients. She said the inventory is overwhelming for a consumer. She sends her clients only the best, hand selected listings for sale with the best price.
