There were 25 new listings posted at the Real Estate Board of Greater Vancouver for North Vancouver in December. With 14 days left in the month of January, there are already 41 new detached homes on the market and over 108 in total. There are over 50 new price reductions and over 20 sales.
The areas with the highest listing activity of North Vancouver sub areas for January so far has been Lynn Valley, 5 new listings, Canyon Heights, 5 new listings and Deep Cove, 4 new listings. The sub area with the highest average list price for new listings was Northlands with one listing at $1.688 million followed by Forest Hills at $1,529,000, followed by Deep Cove at $1,438,250 and Capilano Highlands with 2 new listings at an average asking price of $1,268,950.
Other areas with new listings that had average listing prices over one million dollars included Grand Boulevard, Central Lonsdale, Canyon Heights, Indian River, Lower Lonsdale, Lynn Valley and Upper Delbrook. The sub area with the lowest average (with 2 or more listings) price for new listings was Upper Lonsdale (3 listings) at $755,967.
December is usually a slow month. There were 31 sales in North Vancouver for the month. The sub areas with the highest sales numbers were Canyon Heights, 4 sales; Lynn Valley, 8 sales; Upper Lonsdale, 4 sales; and Westlynn with 3 sales.
Their area with the highest average price (with 2 or more sales) was Canyon Heights at just over $1.3 million. Next was Deep Cove at slightly over $1 million, Capilano Highlands at $964,000 and Upper Londsale at $930,000.
Through the first half of January, North Vancouver detached home sales are very low with just one.
The number of homes that ‘expired’ in North Vancouver through December 2008 were 89. The two areas that are showing the most action for detached homes, Lynn Valley and Canyon Heights had the most listings come off the market at 14 and 12 respectively.
Through the first half of January 2009, there were 13 properties that ‘expired’ and have failed to sell.
