In Vancouver, West Vancouver and North Vancouver many buyers are searching for the best way to find a great deal. Finding great real estate buys in Vancouver has been elusive for many Vancouver home buyers for a long time.
Kevin Lynch, 17 year real estate expert with Sutton Group West Coast Realty showcases some unique strategies for finding some of the best real estate buys available. He says, “Many people ask me if there is an easier way to find a hot deal. And the truth is there are a number of different directions you can take.”
Some suggestions for achieving your goals are to first determine what you want and why you are buying. This is really your first step because for most, you don’t want to and realistically, you can not cover the entire market.
Determine your preferred areas, your target price range including your maximum and the type of home you’re interested in.
This will help you break down a huge market into something more manageable for you.
Once you’ve determined these factors you’ll want to bring an agent on board that can really understand your objectives and is ready and willing to help you achieve your goals. This is a critical piece of the equation. If you and your agent are NOT on the same page, you’ll end up wasting a lot of your time and energy. I’ve worked with hundreds of buyers in my career that came to me because they just weren’t getting the service or understanding you wanted.
This step will also help you pass on some of the hardest and most tedious work load, have a professional look after your needs and make sure you’re getting a great deal.
The next step is to understand your market. If you don’t understand your market, how do you know you’re getting a great deal? Make sure your agent is giving you all the statistics you need.
Some of my favourite methods for finding and sourcing hot buys is to take a look at how long properties have been on the market, how many times they have reduced their price, how much they have dropped their priceby, how close to the end of the listing contract the listing is, which properties have been listed by multiple agents (for their entire time on the market), look in comments for things like ‘motivated’
Usually, these comments will not be included in the public viewing options and are posted in the ‘Realtor’ comment section of a listing.
You can also look to listings being sold by out of area agents. If there is a West Vancouver property being sold by Surrey agent for example, there is a higher likelihood that agent doesn’t know the market like a local agent. This can often open the door to amazing opportunities.
Finally, once you've narrowed down your search to your top 10 or 15 properties on the market, have your agent ask their agent about their pricing and how motivated the seller really is.
The key to successfully finding a property that you like and that is also a great value is combining all the above information together with a powerful negotiation strategy.
