Having been battered by a Tsunami, a political coop, Bird Flu, Saars, and now recently more political government problems culminating in a sit down protest at the Bangkok International Airport which closed all inbound and out bound traffic, what a great time to open a real estate agency.
John Smalls, managing director of Samui Real Estate Locators sees things in perspective, "there is never a perfect time to enter the real estate arena, so this gives us a jump start when things pick up eventually pick up in 2010. We can hone our systems and products to find the most attractive and safe investment properties for our clients, we already have local knowledge and are working with some solid developers with good track records".
And about the current short term market? "what has really put the mockers on current buyers is the strength of the Thai Baht, or improbable weakness of European currencies, especially GBP Pound Sterling where Koh Samui see a lot of would be second home purchases for holiday homes or retirement."
Asked about the future? "Now I am not one to be pessimistic, in fact I have recently opened my doors and become a local Samui Real Estate Agent. So I see a future here for the adventurous, and keen real estate investor."
What factors make Koh Samui so appealing? "There are factors that make sense when taken in over the course of a year or two.Hotels are opening, not just local brands but top high class hotels, and middle range hotels for the mid income earners with young families. Room availability is now very much higher than even 1 year ago. Airport has been a major barrier to feeding more customers into Samui, and there are wrangles over whether a second airport will ever open. Since we are not privy to all the information on planning it seems that there are a few more informed companies that are willing to make a stake in Samui. International supermarket’
