The Case for Cheap Rural Acreage!

Big name banks and financial institutions have collapsed, billions of dollars in stock market values have evaporated, thousands of homes have been lost in foreclosures and treasury bills are paying dismal returns! Are there any safe assets available?

Perhaps cheap rural acreage located in the “boondocks” of the Western United States might offer some interesting possibilities. The word “cheap” doesn’t mean “worthless” and is simply used here to indicate the lowest “per acre” prices available anywhere in the United States. But the key is “per acre” prices versus “per parcel” prices. For example a ½-acre rural lot priced at “only” $2,500 is cheap as to the “parcel price” but the “per acre” price is $5,000 (which certainly isn’t cheap)! Rather we are referring to land such as the Blake Sheep Ranch (located in Wyoming’s Red Desert) which we purchased in 1993 for $13 per acre. Since then this same land, in smaller tracts, sold for prices as high as 30 times our purchase price yet nothing was done to the land, no development took place and the zoning is unchanged. During this same period of time the Dow Jones increased only 4 times in value (from approximately 3,500 to 14,000).

While the definition of “cheap” prices has changed since 1993 (then it was anything under $75 per acre) but now is generally under $750 per acre, please consider the following facts pertaining to cheap rural land.

1)   Unlike many assets it is almost impossible to actually lose money owning cheap rural acreage if purchased cheap enough and held long enough!

2)   Projections are that by 2050 the population of the United States will increase by 100 million people, yet not one acre of new land will be created!

3)   Inflation alone (remember how much postage stamps, automobiles, food, shelter and a gallon of gasoline have increased over the last few decades) can beneficially impact the value of low priced rural acreage!

4)   Unlike common stocks raw land never “goes out of business” and can’t be outdated by new technology. Many excellent stocks of fifty years ago simply don’t exist today yet every acre of land that existed fifty years ago is still here and worth more today than it was then!
