PRLog (Press Release)Sep 23, 2008 – Alpha G:Corp’s ongoing work on their upcoming mixed-use landmark city centre project called AlphaOne is progressing as per specified plans and design innovations. Despite variable discouraging reports in the media about the prospects of mall developments in the state capital, coupled with an overall uncertain phase in mega real estate developments, Alpha G:Corp’s plans to provide the best ever shopping and entertainment experience to customers of Ahmedabad and surrounding areas are being implemented as per schedule at the site. AlphaOne is centrally located at Vastrapur with access from the 132 feet wide Ring Road, Drive-in Road and S.G. Road. The mixed-use development will comprise of world-class Retail, Entertainment, Ista Hotel & Spa and Service Apartments. The total area being developed is one million square feet of which retail-cum-entertainment of 720,000 square feet will add value to the growing Ahmedabad Megapolis.

The proposed post-modern design including eco-systems would be incorporated by Arcop India an associate of Le Arcop, Canada, who are also architects of other ‘ahead of times’ landmark complexes like Bailan Villas off Beijing, Kabul Serena and Serena Dushanbe in Tajikistan (Projects of The Aga Khan Development), GurgaonOne, Laburnum and Garden Estate in India. “We are evaluating the systems at every stage to ensure 100% sustainability of all systems and amenities at AlphaOne. The concept seeks to develop AlphaOne, Ahmedabad as a single destination point for the entire city. Alpha G:Corp’s technical team and our architects are working diligently to establish new standards in energy and environment management woven in with efficiency in the design and implementation specs of the project,” says Mr. Debashish Guha of Arcop.

The infrastructural facilities at AlphaOne, Ahmedabad will include ventilation systems for basements with 100% power back up and Co2 extraction. Air-conditioning systems would be maintained at an ambient temperature. Advanced fire detection and suppression systems with heat and smoke detectors. Directional audible signaling is integral to the systems as is waste drainage system, sumps and pumps to treat water. Dedicated sewage treatment plants for each component of the project are also part of the master plan. Energy efficient design and equipment systems, international standards of service and circulation designs including travelators from the surface car park to the lower ground HyperCity comprising of 150,000 square feet, escalators and panoramic lifts, etc., fully automated parking management systems, standardized signage with graphic systems and trolley management which are integral to the development plan.

The thrust is on quality construction, an eye for detail and also an international appeal with eco-friendly concepts. The state-of-the-art infrastructure would make it a landmark building with high-end specifications and super-efficient functionality of design.

Commenting upon the recent slowdown and correction in the real estate market, Mr. S.K. Sayal, Director & CEO, Alpha G:Corp stated, “In the buoyant market, all developers do well. AlphaOne, Ahmedabad will have an integrated mix of all categories such as hyper city, multiplex, departmental store, family entertainment zone, food courts, specialty dining and various formats of vanilla retailing. The concept seeks to develop AlphaOne, Ahmedabad as a single destination point for the entire city. The retail development will cater from daily shopping needs to exotic Gujarati cuisine, fine dining and large-scale family entertainment along with a multiplex of 5 screens that will house 1500 viewers. While the hyper city has been positioned on the upper basement as one large floor plate, both the departmental stores are placed on extreme ends of the mall to ensure proper circulation and are vertically connected from the ground to the second floor. The lifestyle, formal apparel and accessory categories have been positioned on the ground floor along with some Parisian couture brands. The rest of the major vanilla categories such as youth, casual, sports and kids wear have been positioned on the first floor in a well planned manner to facilitate optimum convenience for customers. The second floor is dedicated to home-grown brands in various categories such as jewellery, opticals, electronics, books, music, toys, healthcare along with wedding related stores.

The third level will be dedicated to multiplex, food & beverages and entertainment to ensure maximum footfalls on a regular basis. The multiplex will be strategically situated and designed in a manner that all exits from the multiplex lead to the food court thereby ensuring maximum business for the F&B zone which includes specialty restaurants as well. In order to have maximum FAR efficiency, the banquet facility has been positioned on the fourth floor with a direct vertical accessibility from the ground floor. The ingress and egress have been planned in a manner to ensure maximum comfort to the shoppers and smooth traffic circulation and management.

Commenting on the brands and services that would be available at AlphaOne, Ahmedabad, the Vice-President, Corporate Affairs & Marketing of Alpha G:Corp, Mr. Prodipta Sen explained, “We have already signed up with Shoppers Stop and HyperCity. Two separate waste water treatment plants for the mall and the hotel would be operated and the treated water would be used for gardening and greening purposes at the site. Private environmental agencies would be deployed for greening and maintenance of trees and parks. 15% area has been earmarked for green areas/landscaping at the site. Only treated waste water will be discharged after meeting prescribed limits of GPCB/CPCB.
