Sept. 22, 2008 - PRLog -- Elkhart, IN - Tenant Reference Check has launched the nation’s premiere online tenant screening and background reference check service. It allows landlords and property managers to post references and conduct unlimited in-depth screenings on current and future tenants from their credit history to how well they kept the dwelling and property.

Available to landlords with one to multiple properties or property management firms with multiple locations, Tenant Reference Check offers a free basic membership that allows the member to post and edit information regarding current and former tenants. The premium membership also allows unlimited tenant searches and access to a peer group discussion board. Tenant Reference Check’s premium membership costs $19.95 a year.
Launched in January 2008, Tenant Reference Check currently has 250 members across the United States including individual landlords and property management corporations with thousands of properties nationwide.

Founded by RJ Foster, the owner of R.J. Foster property management, Tenant Reference Check was launched to help out other landlords and property management firms that had suffered financial losses due to unpaid rent and property damage. “One day while sitting in a courtroom, again evicting a tenant who was three rental payments behind and had trashed our rental property, I was about ready to sell all of my rental properties and call it quits,” said Foster. “But, instead of admitting defeat and selling my rental properties, I decided I’d develop an online database that would allow my peers–other landlords and property management firms--to post their references, conduct tenant screenings, and also give us a method to share our experiences in a timely and cost-effective manner.”

While credit check companies provide background checks, Tenant Reference Check not only provides the basic background information that is provided by credit check companies but also notes information such as how well they maintain their lawn, any police reports on noise violations or other infractions in the neighborhood, and more. Once a record is entered in Tenant Reference Check’s database it’s available in reference checks for tenant screenings forever.

Tenant Reference Check allows members to search by the typical criteria such as the last four numbers of a social security or drivers license number, a previous address and more. “But if a landlord has a question that is not included in the reference material, they can contact the previous or current landlord or management firm and get an answer to a question not included on the tenant application,” said Foster.

Members of Tenant Reference Check will also receive a monthly newsletter that will include articles on best practices in property management, tenant background checks, and screenings, and feature stories on member landlords and property management firms.
