With baby boomers looking for their next step toward an easier life in a squeezed economy, cost of living considerations such as no state income tax on earned income, reasonable housing costs and minimal property taxes are attractive and competitive inclusions when reviewing active adult communities.

One promising destination is Eastern Tennessee, whose tax burden was cited in Money Magazine as among the nations lowest.  Master-planned communities, like Centennial Bluff in Oak Ridge Tennessee, report they are gaining tremendous interest from out-of-state 55+ adults who are starting to plan for retirement living.

The community at Centennial Bluff, just outside of Knoxville, is focused on affordable, fun living and is well-situated close to daily necessities. The community offers low maintenance homes that will allow residents more time for full schedules of activities, education and work.

Not too surprisingly, Centennial Bluff sales data indicates their interested buyers are coming from states that mirror Tennessee’s tourism feeder markets, Michigan, Illinois, Ohio, Kentucky, North Carolina, South Carolina, Florida and Alabama.

Centennial Bluff reports there is also very strong interest from boomers from long-distance states like Texas and California. Whether from feeder markets near or far, these migrating buyers have common priorities on cost of living, quality of life, and location, location, location.

The Centennial Bluff development team carefully chose its location to conserve time for their residents. Owners are only a three to seven minute drive to cultural, entertainment and major medical service in Oak Ridge.  With travel as the number one interest of the retiring boomer, the Knoxville airport is only 35 minutes from the community. If driving is the preferred mode of travel, it’s also good to note that Tennessee boasts some of the finest highway systems in the country.

“Centennial Bluff is perfectly situated in Oak Ridge that is small town comfortable, with big city conveniences, says CEO Bruce Matzel of Brandywine Lifestyle Communities, the principal developer of the community. He continued, “Oak Ridge is jewel of a town. Everything you need is here. And, when our owners want big city, we are only twenty minutes outside of the Knoxville metro area.”

The Knoxville area is home major retail developments, entertainment centers, as well as UT educational and medical services. From owner demographics, Centennial Bluff is pulling a high number of buyers from out of state feeder markets. This is no surprise when the interested active adult buyer comparison shops and discovers the wonderful and very compelling economics of the cost of living in the East Tennessee region. Combined with an amenity-filled community with clubhouse spa, fitness and activity management personnel, there is a very high interest in what Centennial Bluff offer.
