Eco-Features
Sitara Village has employed rigorous construction and environmental policies. Only 15% of total Sitara land has plans to be built upon. This conforms to Greencore’s responsibility practices in preserving Thong Nai Pan and it’s beauty. Energy efficiency of villas are provided by insulated cavity walling, shade maximisation features and solar energy systems. On-site organic farm will provide fresh organic produce to villas and act as an educational facility to all.
Wall Construction-
Private residential builds will also be encouraged to use these methods in order to benefit from lower electricity bills.
Recycled Plastic- Decking areas shall use a combination of recycled plastic and reclaimed timber. This has environmental benefits as well as being a long lasting, maintenance free alternative.
Solar Energy- All villas and common buildings in Sitara Village will be equipped with solar panels. Solar energy gained all year round can be used in conjunction with the mains power. As all villas will not be occupied at all times, unused energy is transferred to where it is needed within Sitara. All residential land owners are also strongly recommended to use solar panels on any builds.
Reservoirs- Sitara Village will have a self sufficient water supply, provided by three reservoirs. These reservoirs have been carefully designed to collect water from existing Klongs (natural creeks), land contours and also roads and drains in order to maximize water collection. The reservoirs will be introduced to a variety of local fish and plant life. This not only adds to the aesthetics of the village but helps keep water at a healthier PH level and provides a source of fresh fish to Sitara restaurants.

Grey Water Recycling- In keeping with the environmentally responsible nature of Sitara Village, waste water from the clubhouse, villas, etc. will be sent through a purification system and reused for irrigation of landscapes.
Management of Sitara Village
A key concern of Green Core is that Sitara Village is well maintained and that owners are not overcharged for the service. In order to ensure that this happens, Green Core has employed consultants Green Island Leisure to assist them in setting up a not-for-profit organization responsible for managing Sitara Village.
This organisation will be known as the Village Services Foundation and will be run by a management committee. Committee members will include villa owners to ensure that the Village Services Foundation always acts in the best interest of owners. Villager’s will receive an annual service charge known as the Village Charge in return for maintenance services in the common parts of Sitara Village and the provision of other services such as security. Any surplus monies collected through the Village Charge will be used to reduce bills for the following year.
In addition to providing services to owners, the Village Services Foundation will also work to benefit the local community and protect the environment. The Village Services Foundation will manage the Sitara Village education facility and organize educational programmes for the local community. The Foundation will also act as a fund raising body sponsoring local community events and charitable programmes.
