How?
Whether you want one house or complex of houses or whether you want to invest into apartments… the process is as followed;
Step 1:::
1. Discuss location, the area, the life style; in fact give us as much info as possible about region, locality and surroundings.
2. GoTurkish will start by locating ideal plots of lands.
3. We will use all our means to locate the best possible plots. This takes up-to 1-2 weeks (based on your requirements and budget).

• Local knowledge of areas – we are always driving around looking for good plots in ideal locations.

4. We send you full details with images (we will take many images for you – we won’t just use what we see from others). The photos will cover all angles
• The plot / land area / location
• 360 degree video of the visual scenery – we will upload the image to website page on goturkish.com
5. When you visit Turkey, we will accompany you to view your selections.
6. You buy the land (you’re the owner) – Your appointed lawyer will buy for you – the land is registered on your name*
Step 2:::
7. The next stage is to create a plan from your ideas. If you haven’t got your ideas on pen and paper yet, we will call in a property artist and create a visual of your potential development/
Step 3::: the time scale between step2 and 3 is down to you.
Once the artist impression is accepted, then we go to drawing up the project and architectural plans and applying for planning permission.
8. The plans are approved first by you and then submitted to the relevant authority for permission to start to build.
Step 4::: the time scale between step3 and 4 is down to you.
9. Start building. We have a very good team of builders that are reputable, professional and will give us competitive rates per m2 for building.
10. The house build is normally 6 months and an apartment is 12-18 months. Throughout the building process, we will oversee all the works by appointing our own building Forman to be on site as the work is carried out.
11. During the building process, Videos and photos will be provided for you.
If your working schedule permits, you should visit your development. It’s your home, your development. We are simply your ‘right hand man’ (so to speak) in Turkey with the know-how and experience to make sure you have a home ‘at local cost prices’. If your work schedule doesn’t permit…’don’
OUR CHARGES:
We will be your representative in Turkey guiding you all the way and overseeing the purchase to the completion of development.
1) Contract with us £1000 – 2 equal payments (step 1)
(£500 initial payment & £500 after you purchase the land)
2) On completion of your project 10% of the cost of development (step2-3-4)
The initial signing up fee will authorise us to start searching on your behalf. We will visit sites, research locations and offer a variety of plots that may suit your requirements. All this takes time and staff (manpower).
• We will take instructions on your locations. We will discuss with you (free with msn / skypee messengers – or please visit us in our Istanbul office). You have access to your appointed GoTurkish member staff at all times.
• We will start searching. We will have a selection of locations ready for you within 1-2 weeks.
• We will go with you to the locations (fly or drive) and help you decide on the best location (normally can take 1-3 days).
• Once the location is selected. Appoint the lawyer (or notary) to buy the land and register it in your name* (Fee payable by buyer – A lawyer will typically charge £500 - £1,000 for their services. We will always act to get the best deal for you).
• Exchange contracts. Pay for the land.
• Get military permission (the land is not in a military zone)
• We will appoint our artist to take instructions from you and come up with the artist impressions. Once you select the artist impression, we can move into plans and planning permissions.
How much do you save?
Very simple; at least 40% of the cost of buying from anywhere, any location, anyone in Turkey.
Financing the development is spread over the period of building (financing is spread on need to finish basis.
The initial cash financing is for buying the land and completing plans and obtaining planning permission.
