Of the millions of people who head to the beach each summer, many consider Panama City Beach one of the most beautiful shores on the Gulf Coast. Unfortunately, wherever they go, too many people experience glitches that cloud their sunny getaways.
How can you stack the deck chairs in your favor as you make your travel plans? Follow the advice from two experienced beach enthusiasts, Floridians David and Debbie Moss. They combed the beaches for the best vacation home before purchasing their Panama City Beach condo.
“We took our time in finding a really nice property that would feel like home and offer the best amenities to our guests when we weren’t using it. It took awhile to find one we were satisfied with and now we feel great about offering it to others and can’t wait to get there ourselves,” said David Moss.
After a several years as owners/managers, the Mosses have several tips they believe can make a big difference to vacationers:
1. Rent from owners directly. Owners are more interested in getting the right people to rent (especially if they also stay in the vacation home, as do David and Debbie) than just getting it rented to anyone. This often translates into a nicer property and more personal attention. They also are more likely to be able to answer questions and even help you plan your vacation.
2. Confirm that the condo or room is actually on the beach rather than just has a view of it. Beach or Gulf front means it’s actually on the beach. Beach or Gulf view means simply that—you can see the beach from the property but you may have only a glimpse of it. Or, even worse, have to cross a street to get to it. Most people think a small difference in rates is worth the better access and view.
3. Ask about the hurricane policy. Owners cannot guarantee you will have sunny skies (although in Panama City Beach, you’re pretty sure to get some sun most days), but they also typically don’t expect you to risk your safety to maintain your vacation agreement. More liberal hurricane policies, such as letting you out of the rental agreement with no penalty, can allow you to reschedule for better skies.
4. Choose an easy access property. Have you ever arrived at your destination at a peak time of day only to have to wait endlessly to make it several blocks to your complex, thanks to the long line of beach drive traffic? Located on the eastern edge of the beach, just next to St. Andrews State Park, one of the big advantages Moss saw with his property was the quick access to main roads. It can save much precious time.
5. Ask for references, and call them. A five-minute phone call can make the difference of feeling confident you’ve got the right place to stay. Be suspicious if the owners/managers do not provide you with this information upon request.
6. Check out the pool. On days that the surf is too rough or you’ve had enough of the waves, the pool can provide you with an alternate place to relax and socialize. Look for plenty of lounge chairs, shade and cleanliness.
7. Consider additional amenities. The best vacation homes, whether condos, apartments or houses, have some of those luxuries we’ve all become accustomed to, such as dishwashers, washers and dryers, and multiple bathrooms. And, balconies are worth their weight in gold every night as the sun goes down.
Anticipation is one of the benefits of a vacation, and the peace of mind that comes with knowing a few planning tips makes it all the sweeter.
