PRICE RESEARCH PAYS FOR TENERIFE PROPERTY BUYERS
Value It, the independent Tenerife based publisher and assessor of Tenerife property prices, today releases an analysis of its property database.
Its database of 5500 published selling prices of all property types across the island of Tenerife has revealed major differences in costs (per square metre in euros) for the same type of properties in the same areas.
In the north of the island, in El Sauzal (covering the areas of La Primavera, Los Angeles, and La Baranda), four bedroomed detached houses can be found at least 30% below the average cost. In Puerto de la Cruz, two bedroom apartments in the centre of the town can be found at 25% less than the average cost for these types of properties.
In the metropolitan area (covering Santa Cruz the capital, La Laguna, Tegueste and El Rosario) there are one bedroom apartments in Punta del Hidalgo and Bajamar 25% below the average cost for one bedroom apartments, while in the capital Santa Cruz, there are three bedroom apartments at 30% below the average for such apartments in the same area.
In the South of Tenerife, in the popular British and German tourist areas of Las Americas there are one bedroom apartments 26% below the average cost, and 28% below average cost in the area of San Eugenio. In the area of Los Gigantes, Playa de la Arena, and Puerto Santiago there are two bedroom apartments 25% below the average cost for two bedroom apartments in this area.
Commenting on these differences J Gardner of Value It, said ´´ given the potential for property price falls in Tenerife, people can still buy property at significantly below average costs and still have a big margin of savings that protects them from any potential price falls. All it takes is careful research into costs per square metre and all available properties in order to find bargains or properties priced to sell.
