An increasing number of homes are being put on the property market, it has been revealed - meaning the balance of power is shifting gradually away from the seller to the buyer says National Home Buyers.

May 9, 2007 - PRLog -- According to estate agents haart, the number of houses being put up for sale in London in April was 20 per cent higher in March.

As a result, London house price growth dropped to 0.6 per cent in April - down from one per cent in March - with the average house price now standing at £264,636.

Meanwhile, over-valued houses are not being sold, Paul Smith, chief executive of haart, has noted - with the introduction of home information packs (Hips) being touted as the reason for market instability.

"With increasing numbers of sellers putting their property on the market to beat the introduction of home information packs on June 1st, the supply and demand imbalance has been slightly addressed, giving buyers more choice," Mr Smith said.

"Although activity levels are high, pushing prices up, this gradual switch to a buyers' market means that overpriced properties are not selling."

Hips will be mandatory for all home sellers come June - at a predicted cost of around £500.

We asked the UK's leading property purchasing company National Homebuyers, who specialise in assisting sellers in all areas of the country when needing a quick sale. Managing director Julian King advised: "There has been a sharp increase in call volumes from homeowners throughout the UK who are wanting to sell quickly due to the lack of buyer activity, thus seeing the trend moving from sellers being able to name their price to in fact having to reduce and in some cases just not being able to sell at all.

"The good news is that we are able to assist and help where possible agreeing to purchase quickly and in some cases we are being asked to buy and allow the seller to rent their property back.

"One of the biggest advantages currently is that anybody wanting to sell their property quickly to National Homebuyers does not need to have a home information pack (Hip).
