Lake Royale is just a short drive from downtown Raleigh (just under 40 miles) featuring a gated community around a 345 acre man-made lake. The community is divided into sections: time/share condos (Carriage Manor @ Lake Royale), a camping section with deedable lots for recreational get-a-ways, and single family homes. There are 2,500 camping parcels and 3,500 residential parcels, with over 700 residential structures according to the Lake Royale Property Owner’s Association’
Formerly a part of the Seven Paths farming community back in 1970 members of the American Realty Corporation purchased the almost 6000 acres. Damming along the banks of Cypress Creek with a 1200 foot dam and a 288 foot spillway, Lake Sagamore was formed. The Cypress Creek along with numerous springs feed what is now called Lake Royale.
The National American Corporation in 1977 purchased Lake Sagamore and started planning of the back nine holes of The River Golf course which opened for play in 1987. The front nine holes were completed in 1990. Lake Royale and The River @ Lake Royale offer property owners year round enjoyment of the beauty of North Carolina. The gate community offers many residences peace of mind and added security, especially with the Lake Royale Police force that patrol the community 365 days a year.
Lake Royale has experienced a growth in land and home values over the last two years for many property owners. When asked why the focus on Lake Royale, Chris Roark had these comments:
“My family has lived in Lake Royale for over ten years; we have raised our children here. Through this time we have witnessed the enormous efforts this community as made. We want to share the community with others. So, they to can experience the village like atmosphere that is present through our community.”
According to the POA’s website, Lake Royale offers a year round recreation program, such as dances, dinners, children's activities and socials. Located on the waterfront, the clubhouse serves the community as a recreation center, complete with an exercise room, beach, and dock with picnic area. The pavilion (on the east side of the lake) has another beach, a sheltered picnic area, a miniature golf course, rest rooms, and a boat ramp. Other amenities include: a swimming pool, tennis and basketball courts, boating access, horseshoe pits, shuffleboard courts and a privately owned 18-hole golf course (The River) with property owner privileges.
The 13 miles of shoreline provide many opportunities for great homes and camping spots. Waterfront property appears to be selling in the $100k range while off water property is still a bargain. Chris Roark has this to add, “Single family home lots, about a 1/3 of an acre on average, are available for between $10K to $20K. This makes this community a great deal for anyone interested in building a home. Along with the new 264 bypass, traveling into Raleigh is now much easier than ever before. This community is primed to shoot through the sky; once the word gets out.”
Lake Royale looks like a good community to consider for anyone thinking about building a home, a lake home, a second vacation home, or even for first time homeowners.
